We are willing to work with Wholesalers and Agents on our deals. If you’ve got a Buyer for one of our deals let’s make some $Money$ together!
Most of our properties are Wholesale Deals that we have under contract and have control of and we can assign our rights to purchase it. When a buyer actually buys the house they are buying it from the seller not from us, we are just receiving an Assignment Fee or Referral Fee that is paid by the Buyer for the right to buy the assigned contract from us.
Here are a couple of examples of how the deal would look and how you would get paid:
Example 1 –
We negotiate a price with the seller on a house for $15,000
We market the property for $22,000
You bring a buyer to us who is willing to pay $20,000 for it.
The difference in our price with the Seller and Buyer is $5,000, which will be our Assignment Fee.
How you make money:
We take out 20% that goes towards our marketing expenses
We have $200 that comes out of each deal for our office expenses
Then we would split the deal.
$5,000 – Assignment Fee
-$1,000 – Marketing Fee (20%)
-$200 – Office Expenses
$3,800 – Left to split
$1,900 – to My Joy
$1,900 – Wholesaler / Agent
Example 2 –
We negotiate a price with the seller on a house for $42,500
We market the property for $52,000
You bring a buyer to us who is willing to pay $50,000 for it.
The difference in our price with the Seller and Buyer is $7,500, which will be our Assignment Fee.
How you make money:
We take out 20% that goes towards our marketing expenses
We have $200 that comes out of each deal for our office expenses
Then we would split the deal.
$7,500 – Assignment Fee
-$1,500 – Marketing Fee (20%)
-$200 – Office Expenses
$5,800 – Left to split
$2,900 – to My Joy
$2,900 – Wholesaler / Agent
Due to the number of Agents and Wholesalers that we work with; we will not sign any agreements until there is a buyer brought forward. If and when you have a buyer who is interested in buying a property, we will sign an invoice with you that will be for the property in discussion and for your specific buyer. It will only be good for that specific property and buyer. Once we sign the agreement we will send you an Assignment of Contract to have your buyer sign and then we will close it like any other real estate transaction through a Title Company.
When working with us you will always be paid out on the HUD!
